A rental property is entered in the Evaluation. Select it in Preliminary first, then add the property under Real Estate.
Turn on rental real estate
Open the client's Evaluation, then Preliminary.
Select Personal Real Estate.
Check Other Canadian Real Estate (e.g. Rental).
Add the property
Open Real Estate at the top of the Evaluation, then Regular Real Estate.
Select Add Real Estate under the owner.
In Property Use, select Rental Property.
Enter the name, purchase year, location, type, fair market value, purchase price, and growth rate.
Select Save.

Rental income and expenses
The same form has Annual Rental Income and Annual Rental Expenses, each with its own growth rate.
When rental income is higher than rental expenses, the surplus is added to cash flow in Financial Insights.
When rental expenses are higher than rental income, that shortfall is not added to cash flow.
